The development proposal is an amendment to the current development CD26 to allow for a 5 storey (41 unit) wood frame apartment building with underground parking. The development concept would provide secure underground and enclosed parking with short term enclosed parking at grade for visitor use. All parking stalls will have EV plug in capabilities. The building design allows for generous setbacks to the East and West and will include an expanded urban pedestrian realm between Kilpatrick and Cliffe Ave keeping consistent with two previously constructed buildings. All units will have a designated bike stall in a secured bike room located in the parkade – first of its kind in Courtenay.
Current zoning approval is for a 24hr, two-lane drive through stand alone building at 8.5m in height. The current zoning and construction of this building would substantially increase traffic in and out of the site.
